The site is bounded by the Bridgewater canal and the main A56 route into the city centre, as such is a logistically demanding site.
The proposed development consists of two new multi-storey tower blocks; Block A is 12 storeys with 3 basement levels, Block B is 21 storeys with 2 basement levels. The structures are insitu reinforced concrete frames, comprising RC flat slab floor plates, supported on a highly irregular grid of RC columns.
Block B bridges over the existing River Medlock culvert, which runs under the site. The ‘bridge’ is formed by a 2m deep post-tensioned concrete structure. This PT bridging slab supports the core and central portion of Block B. The PT bridge is supported on each side by sleeved, contiguous bored piles.
The two Blocks are independent above ground level, each stabilised by separate RC core walls and shear walls.
Due to the different heights of the blocks and levels of basement across site, combined with the change in bedrock level, the foundations are a combination of pad foundations and piled foundations. The basement is formed by a combination of contiguous bored and secant piled retaining walls.
